Sandy Run is a residential neighborhood of detached, single family homes built circa 1966-1978. All but 12 of the homes in the subdivision lie within Lower Makefield Township. Some of the homes on University Drive are located within the Borough of Yardley.

Access to the Sandy Run neighborhood is from Yardley-Langhorne Road onto Lehigh Drive, or Schuyler Drive northbound onto Quincy Drive.
